Tampa Inpatient Rehabilitation Hospital is a ground-up, build-to-suit, 60-bed inpatient rehabilitation facility on a ~5.8-acre site in Temple Terrace, Florida, a suburb of Tampa. New Era identified the site, structured the capital, and developed the state-of-the-art, 62,310-square-foot facility, delivered under a long-term lease and managed by Nobis Rehabilitation Partners. As the seventh IRF development under the New Era/Nobis partnership, the facility entered a Tampa market with a documented shortage of IRF beds, driven by a growing senior population, high Medicare Advantage penetration, and strong acute-care discharge volume across the region’s 27 short-term acute care hospitals.
