The Project
From capitalization to profitable exit.
San Antonio Rehabilitation Hospital is a ground-up, build-to-suit, 48-bed inpatient rehabilitation facility in the San Antonio Medical District at 8903 Floyd Curl Drive, San Antonio, Texas. New Era identified the site, structured the capital, and developed, financed, and operated the state-of-the-art, 47,482-square-foot hospital. In October 2024, New Era sold the stabilized facility to Methodist Healthcare System, a division of HCA Healthcare, which consolidated rehabilitation beds from two campuses into the hospital and rebranded it Methodist Rehabilitation Hospital – Texsan. The transaction demonstrates New Era’s ability to execute the full development lifecycle: from site identification and capitalization through operation and profitable disposition to a leading national health system.

New Era’s Role
Developer. Capital Partner. Successful Exit.
New Era identified the site, developed, financed, and operated San Antonio Rehabilitation Hospital — New Era’s first purpose-built IRF in the San Antonio market — before executing a successful sale to Methodist Healthcare System in October 2024.
Developer
Site identification, entitlements, design management, and construction oversight for a 48-bed, 47,482 square foot inpatient rehabilitation hospital in the South Texas Medical Center.
Capital Partner
New Era structured and raised the capital through its investor network, then operated the facility directly through stabilization.
Investment Principal
New Era executed a profitable disposition of the stabilized asset to Methodist Healthcare System, a division of HCA Healthcare, in October 2024 — demonstrating the platform’s ability to develop, operate, and exit healthcare real estate at scale.
